What is the Difference between a Service Animal and a Pet? New Orleans Property Management Education

It’s always a good idea to allow pets in your rental property because a large percentage of the population owns at least one pet. Therefore, if you don’t allow pets, you’re going to have a smaller tenant pool from which to choose, and you may face a longer vacancy. We always recommend you consider pets on a case by case basis and that you have a strong pet policy in place to protect yourself against property damage. However, you don’t have to allow pets. You do, however, have to allow service animals. Service Animals Service animals are not pets. They are protected by the Americans with Disabilities Act (ADA) and they are actually accommodations that you need to provide to your tenants who may have a disability. Typically, service animals provide a specific task to their owners. For example, a person with a vision impairment would use a Seeing Eye dog. They come with documentation and paperwork that identifies them as service animals. Support and Comfort Animals There are also support animals or comfort animals, which some tenants need. These are not animals that have been trained in a specific task, like service animals. Instead, they provide emotional support and comfort to their owners. They don’t come with documentation, but these are not considered pets either. You cannot say no to a tenant who needs a support animal or a comfort animal. Service and Support Animals – What You Can and Cannot Do If a tenant needs a service animal or a support animal, you can ask for documentation from a healthcare provider. You can require that the tenants...
How to Handle Maintenance Issues in Your Rental Property – New Orleans Property Management Tips

How to Handle Maintenance Issues in Your Rental Property – New Orleans Property Management Tips

You’re going to need maintenance on your rental property, even if it’s a brand new home and in excellent condition. Keeping up with repairs and preventative maintenance is essential in keeping your tenants happy and preserving the condition of the property. Make sure you have a budget and a plan for hiring vendors and contractors that will do good work for affordable prices. You need to protect yourself when hiring maintenance workers, and today we’re going to tell you how. Licensing and Insurance Always work with vendors and contractors who are licensed and insured. It might be tempting to save a few dollars by hiring any unlicensed handyman who claims he can do the work you need. But, it’s not worth the risk. Ask to see proof of their license and insurance. If you allow an uninsured worker onto your property and that vendor falls off a ladder, you could be liable for his medical bills. Be consistent and insistent when it comes to licensing and insurance. Ask to be included as an additional insured while vendors are working at your property. This provides you with a little extra protection. Choosing Vendors There is a time and place to hire a handyman. You won’t always need an expert in a particular area if there’s an easy fix that needs to be made at your home. Just make sure you screen them. You want them to have liability insurance and you want them to be licensed to work in the state. This can be a good balance because a handyman will be cheaper than a plumber, and if the maintenance...
What You Need to Know About Fair Housing Laws in New Orleans | Property Management Education

What You Need to Know About Fair Housing Laws in New Orleans | Property Management Education

Fair housing laws are designed to protect people against discrimination when they’re looking for rental housing. While most landlords don’t intentionally discriminate against potential tenants, it can be easy to make a mistake that violates fair housing laws. This can be a damaging and expensive liability for landlords who do not completely understand the fair housing requirements. Federal Fair Housing Laws The federal fair housing laws are managed by the Department of Housing and Urban Development (HUD), and they are being updated and changed all the time. According to these laws, there are seven protected classes against whom you cannot discriminate. You cannot deny housing to a prospective tenant based on: Race Familial Status Religion Color Sex National Origin Disability State and Local Fair Housing Laws In addition to federal fair housing guidelines, you must also pay attention to the fair housing laws enforced by the state of Louisiana and your particular parish. For example, in Orleans parish you cannot discriminate based on sexual orientation, gender identification, age, creed, or marital status. Consult the Greater New Orleans Fair Housing Action Center for help and to understand your responsibilities as a landlord. Working with a Property Manager When you work with a professional property management team, you have a better chance of staying out of trouble with fair housing. Running an ad that states a property is “perfect for families” could be considered discriminatory, for example. Even if you do something that results in discrimination, you can violate fair housing laws. It’s a complicated part of being a landlord, and your property manager can protect you against mistakes. Don’t get...

What Does a Good Professional Property Management Company Do in New Orleans?

When you’re looking for a company to provide property management in New Orleans, you want to hire someone who does more than place a tenant and schedule maintenance. You want a company that will protect your investment, increase your profitability, and decrease your costs. A good property manager will take the stress and frustration of rental property ownership off your plate and help you reach your investment goals. Goals and Objectives A good property manager will sit down with you and talk about the goals and objectives you have for your property. Whether you inherited a property that you’d like to rent out or you are slowly adding properties to your investment portfolio, a professional manager should listen to you and present a plan to meet your goals and objectives. You’ll also want to make sure your property manager has a way to measure the success of those plans. It should be easy to determine whether everything is working or it’s time to switch course. Active Communication Communication is critical when it comes to managing your property. Determine how involved you want to be with the management of your home, and find a property manager who can communicate in a way that makes you comfortable. Some owners only want to receive a statement every month and others want to know what’s going on at the property all the time. A good property manager will be available to answer your questions. You shouldn’t have to wait days for a return phone call and your emails should also be responded to promptly. Increase Wealth You’re renting out a property because you...
